Do I need my own lawyer?

Strongly recommended, yes. The seller's or agent's lawyer doesn't work for you. An independent lawyer checks the nota simple, ownership situation, outstanding charges, and the arras. Don't have one yet? We can suggest one from our network — the choice remains yours.

How long does a transaction typically take?

For a resale property in Andalusia: 6 to 12 weeks from reservation to escritura. The timeline is mainly determined by the NIE application (if you don't have one yet), the mortgage (if you need one), and the notary's schedule.

What is a NIE and do I really need one?

The NIE (Número de Identificación de Extranjero) is your Spanish tax number. You need it to buy property in Spain, open a bank account, or pay taxes. You can apply through a Spanish consulate in your country or through a representative in Spain.

Why do I need to upload my passport?

Spanish lawyers are sujeto obligado under anti-money laundering law. Identification is mandatory. We store your passport encrypted, only your own lawyer has access, and you can revoke it at any time.

In which languages does CCDC work for buyers?

Currently Dutch, English, Spanish, German, French, Italian, Portuguese, Polish, Russian, Swedish, and Norwegian. We leave Spanish legal terms untranslated — that's their official name — but we briefly explain them in your language.
